One of my favorite conversations is with a business owner who’s ready for their second location. The first store proves the concept. The second one is where strategy really starts to matter.
By then, you’ve learned a lot about your business. You know who your customers are. You know what works, what doesn’t, and what kind of location actually supports your growth. That’s where I like to begin.
Every business has a different definition of the right location. For some, it’s visibility and foot traffic. For others, it’s being close to a specific customer base or becoming part of a neighborhood they already serve.
I worked with a fitness client whose priority wasn’t simply finding available commercial space. He wanted to stay rooted in Harlem because that’s where his community was. The location wasn’t just about square footage. It was about being where he knew he could make the biggest impact.
I’ve had restaurant clients with completely different priorities. Their business depended on visibility, pedestrian traffic, and making it easy for someone walking by to become a customer.
The strategy changes because the business changes. That’s why I don’t believe in searching every listing and hoping one works. Before we start touring commercial spaces, I want to understand your business. What has your first location taught you? Where are your customers coming from? What are you trying to accomplish with the next one?
Once those questions are answered, the commercial real estate becomes much easier. Finding the space is only part of the process. The lease matters just as much.
Every negotiation looks a little different. Sometimes the priority is rent. Sometimes it’s construction allowances, free rent, expansion options, or flexibility as your business continues to grow.
The best lease isn’t the one that looks good on paper. It’s the one that gives your business room to succeed.
Opening another location is a big milestone. My goal is to help make sure it’s the right one.
Let’s have that conversation!
